Koelsch Communities to Build $70 Million Community in Washington
Koelsch Communities is set to break ground this October on Belle Harbour, a $70 million, 140-apartment community in Bellevue, Washington.
The memory care and assisted living wings will be housed in separate buildings but connected by two sky bridges, according to Koelsch. Planned services and amenities include licensed nurses on-site 24 hours a day, and offer five-star cuisine prepared by in-house chefs.
The project will be managed by Koelsch Communities and developed by Koelsch in partnership with RJ Development. Koelsch Construction will also act as the project’s general contractor, with interior design by Judy Koelsch and David Goularte of JSK Design.
Belle Harbour is currently expected to open in June, 2020.
Senior Housing Development Planned in North Carolina
NorthView Partners and Navion Senior Solutions plan to build The Reserve at North Hills, a five-story, 189-unit independent living, assisted living and memory care community in Raleigh, North Carolina.
The plans call for amenities such as a full-service restaurant, coffee bistro, indoor aquatics center, fitness and rehab facility and a pharmacy. NorthView Construction will serve as the development’s general contractor, and Navion will be the operator once the property is completed.
The forthcoming community was made possible by the $3.9 million sale of an 8.49-acre parcel within the larger 51.32-acre St. Albans at Midtown development site in Raleigh. An HFF investment advisory team represented the seller.
South Dakota to Get New Senior Co-op
Senior cooperative developer Real Estate Equities Development has announced plans for a new Village Cooperative community in Sioux Falls, South Dakota.
Village Cooperative of Sioux Falls is an owner-occupied community for active adults ages 62 and older. The new community will have a community room with a kitchen, guest suite, club room, reading areas, raised outdoor gardening beds, a workshop, fitness center, internal storage area and underground heated parking with a car wash bay.
Options for residents vary from one-bedroom, one-bathroom plans to two-bedroom, two-bathroom plans with a den.

HRA to Break Ground on $23 Million Community in Tennessee
Harbor Retirement Associates (HRA) and Confluent Senior Living are set to start work on HarborChase of Germantown, a $23 million, 123-unit resort-style assisted living and memory care community in East Memphis, Tennessee.
Amenities and features include 24-hour staffing, multiple restaurants, a dedicated chapel, a barber and salon, library, fitness and wellness center, putting green and gardens. The community is scheduled to open in the summer of 2019.
HRA also recently announced plans to introduce “exhibition kitchens” at each of its new developments.
The new kitchens are designed to serve as a showcase for each community’s culinary team, and will host “chef’s table” events and have carving stations for Sunday brunch meals and other special events. Each kitchen also includes hearth ovens for pizzas, flatbread, fresh breads and casseroles.
HRA has 30 communities in 7 states, and is partnering on the construction of 8 more communities in 7 additional states. The company also has plans to eventually incorporate the exhibition kitchen concept into its existing communities.
Work to Begin for $50 Million Community in Florida
Ryan Companies and senior living provider Grand Living are poised to start construction on a $50 million independent living, assisted living and memory care community in Sarasota, Florida.
Located in the Lakewood Ranch master development, Grand Living at Lakewood Ranch has 172 units and amenities such as multiple dining venues, a performance theater, the a spa and salon, an outdoor pool, club room, and library.
New in the resource center
The Lakewood Ranch Grand Living community is expected to open in the summer of 2019. Ryan Companies is building and developing the project, with architectural design by Ryan A+E.
LifeSpire of Virginia Breaks Ground on Expansion at Virginia CCRC
LifeSpire of Virginia has started work for a new expansion as its Lakewood continuing care retirement communities (CCRC) in Richmond, Virginia.
This project, which was made possible in part through a $24 million loan from SunTrust Bank, will include 64 new, independent living residences, including two hybrid homes, a clubhouse, a maintenance building and a lake in the center of the community.
Each newly added home will include 10 individual residences, a common area, outdoor patios, private garages and additional storage space. The CCRC’s community center, originally constructed in the late 1970s, will be replaced by a four-story clubhouse with 44 apartments on the upper floors, underground parking and outdoor amenities such as walking paths, gardens, fire pits and views of the community’s new lake and waterfall feature.
As planned, the clubhouse will have a gym, a pool and hot tub, a performing arts center, group exercise spaces and multiple dining venues.
Mission Senior Living Opens Arizona Community
Local officials and employees of Mission Senior Living recently attended a ribbon-cutting ceremony for River Valley Estates, Mission’s new assisted living and memory care community in Yuma, Arizona.
River Valley Estates has 56 assisted living apartment homes and 32 private studio and semi-private studio apartment homes in its memory care wing. Amenities include water features, a baby grand piano, a bistro and a coffee nook, a movie theater and concierge, a barber shop and beauty salon, a wellness center and a private office for visiting physicians.
The project’s partners included Pinnacle Architects, PA, and MSL Construction. Work first began in March, 2017.
Other noteworthy projects:
— Capital Realty Group plans to invest $10 million to turn a historic building in Akron, Ohio, into a senior living community.
— A former golf course near New Orleans could be redeveloped into a $28 million senior living community with 118 units.
— Laurel Street Residential has its eye on Charlotte, North Carolina, for the construction of a new 108-unit senior living development.
— The city of Cottage Grove, Minnesota, could get a new 20-bed assisted living community.
— Local officials have given the go-ahead to rezone a shuttered middle school, perhaps allowing a developer to turn it into a 39-unit senior housing property.
— A senior living community in Waterloo, Iowa, will be demolished to make way for a new community will include 73 independent living units and more skilled nursing.
— Two planned developments could bring 240 additional senior housing units to Oconomowoc, Wisconsin.
— Morning Pointe Senior Living is seeking to build a 119-unit independent and assisted living community in Brentwood, Tennessee.
— Oaks Senior Living is moving closer to breaking ground on an assisted living and memory care community in Douglasville, Georgia.
— An assisted living and memory care community in Newport Beach, California, is slated to get some major upgrades.
